DeIulis Properties was organized in 1997, shortly after Massachusetts enacted legislation permitting the formation of limited liability companies, to consolidate the ownership of several properties that were held under different forms of ownership. The members of DeIulis Properties include Pasquanna Developers, Central Plaza Associates and The DeIulis Family Trust. In addition to the Prince Professional Center, DeIulis Properties owns several properties in Lynn and Salem. The first development project undertaken was the conversion of a former library into condominiums.
Shute Library Condominiums, Lynn, MA (2013)
The City of Lynn requested proposals for the re-use and redevelopment of several branch libraries that had been shuttered for several years. DeIulis Properties submitted the winning bid for the former Shute Branch Library on Parrott Street, proposing to convert it into eight units of housing. Working within the footprint of the original building, the interior was completely gutted to the masonry walls and the roof was dormered, creating another floor of living space. Customized unit layouts featured hardwood and ceramic tile floors, granite countertops, stainless steel appliances, and laundry. Elements from the original library were salvaged, refinished and reused in the construction. Closed cell and open cell foam insulation was applied throughout the building to complement high efficiency rooftop HVAC equipment servicing the individual units. The building opened for occupancy in July, 2013.
