This negotiated project was constructed over the winter of 2002-2003 under very severe conditions. Situated 30 feet above the water and directly at the ocean’s edge, this second story section of the building had become structurally unsound. Supported by exposed wood columns and partially resting on a crumbling sea wall, the existing dining room was not easily accessible from the outside of the building. Utilities were shut off and the weather was a major factor during construction, with winds often hitting upwards of 50 mph and the wind chill temperatures getting down to 20 below zero during the rough carpentry phase. DeIulis Brothers used its own forces to complete the key phases of work, including all of the site, concrete and carpentry work on the project. Items of note included the following:
Demolition work was carried out essentially from within the building and required great care to keep debris from scattering into the ocean
With approximately 100 feet of the building open to the elements, temporary structural supports had to be provided and temporary protections put in place before construction could begin
A substantial quantity of unsuitable soils under the former dining room were hand excavated, removed and replaced with gravel borrow to allow for new structural concrete footings and slab
Seawall repairs were completed and the seawall integrated into the new structural slab
Previously unusable area under the dining room was converted into much needed storage and a new outside patio deck was also constructed
Completion of exterior carpentry work required imaginative and extraordinary methods
Time sensitive and short duration project requiring concentrated and continuous commitment of resources
