Assembly Row Child Care Center Somerville, Massachusetts

Somerville Childcare CenterPartners Healthcare planned to include a standalone child care and early education facility at their new corporate office complex at Assembly Row; however, due to budget constraints, the project was put on hold. DeIulis Brothers was selected as the construction manager and negotiated for nearly a year to bring the project within budget without any significant design changes. Poor soil conditions required the use of rammed aggregate piers for ground improvement and installation of an under-slab vapor liner and venting system. The two-story building was complex in design, utilizing a combination of conventional wood framing, steel columns and beams, and wood trusses. The exterior sheathing consisted of a layer of plywood, an adhered air vapor barrier and an insulated wall panel (Hunter Panel). The exterior was finished with a combination of mosaic panels and tongue-in-groove cedar siding. The mosaic panels required careful planning and coordination to properly align with the window openings. DeIulis Brothers used its own crews to complete the concrete piers, grade beams and foundations, as well as the complex wood framing and exterior carpentry. Notably, the project achieved LEED Silver certification.
